The Office of the Students’ Union Director of Welfare wishes to alert all students of Adeyemi Federal University of Education, Ondo, to exercise extreme caution when dealing with house agents in their search for accommodation.

Recent reports indicate that a number of pupils have allegedly fallen victim to certain agents who impose inflated fees, provide misleading details, make false promises, and engage in other dubious practices. This matter is of great concern to our department because the well‑being, safety and financial protection of students remain our highest priorities.

Accordingly, we strongly recommend that every student follows the precautions listed below before any payment is made for housing:

• Inspect the house or room personally: Do not remit payment for any accommodation you have not visited and verified to suit your requirements.
• Verify the agent’s identity: Request the agent’s full name, telephone number and any verifiable contact information. Where feasible, cross‑check their credibility with the landlord, property owner or another trusted source.
• Confirm the total charges: Obtain an itemised statement covering rent, agency fee, agreement fee, caution fee and any additional costs. Reject hidden or unexplained charges.
• Validate the landlord or property owner: Make reasonable efforts to ensure the person offering the space has the legal right to rent it. If possible, speak directly with the landlord or an authorised representative.
• Collect your receipt straight away: Every payment must be documented. Insist on receiving a receipt that records the amount paid, purpose, date and the recipient’s details. Keep copies of the receipt and any proof of payment.
• Avoid rushing into payment: Do not let an agent pressure you to pay immediately by claiming the room will be taken by someone else. Take sufficient time to verify all information before deciding.
• Be cautious with online transactions: Refrain from sending money to unverified accounts or individuals based solely on pictures, videos or promises shared on WhatsApp or other social media channels.
• Read before you sign: Examine any tenancy agreement thoroughly prior to signing. Ensure that the terms, payment conditions and responsibilities of both parties are clearly outlined.
• Report suspicious activities: If you suspect fraud or have already been targeted by a rental scam, preserve all evidence and notify the relevant authorities as well as the Office of the Director of Welfare for assistance.

We also encourage students to consult trusted peers, responsible members of the campus community, and the Students’ Union before committing to any unfamiliar accommodation arrangement.
